The History of the Party Wall etc. Act 1996

The origins of the current party wall legislation dates back to the thirteenth century, then applicable to building works carried out within London. It has since evolved over 800 years and 20 Acts making up the Party Wall etc. Act 1996.

The Purpose

The initial purpose of the legislation was to ensure that fire breaks were provided between neighbouring buildings during the eighteenth century in the City of London. The Act was in place to limit the amount of timber in party walls and later evolved through the 1700s and to The Acts of 1844 and 1856 which include much of the legislation that we are accustom to. The London Building Acts (Amendment) Act 1939 forms the framework for the current legislation.

The Act was extended through The Party Wall etc. Act 1996 and is countrywide (England and Wales) and has been with us for almost 25 years.
